Ambitious plans and work on long-awaited projects – “Estera Development” vision for 2023

“Tekstiliana” has been put into operation and invites to a customer day

More than promised – such feelings take over when visiting the new apartment building “Tekstiliana”, which is located in the charming, peaceful and green neighborhood of Pārdaugava – Torņakalns, fitting in at the intersection of Torņakalna street and Vienības gatve as organically as if it had always stood there. The apartment building has just experienced a thrilling event – commissioning, which means that the owners of the apartments will be able to fully start life in their new homes.

“Estera Development” – an experienced real estate developer company with roots in Estonia – is working on the Tekstiliana” project. In implementing the project, the developer cooperates with Sarma&Norde architects, the leading architectural office in Latvia, who are the authors of several other ambitious architectural projects in Latvia. The experience and talent of the architects is also clearly visible in “Tekstiliana”.

Inga Ārgale, Head of sales and marketing of “Estera Development”, tells “City24.lv” about the historical background of the project, the offered apartments and what is special about this new project: “What our customers who come to see “Tekstiliana” immediately notice are details. Every smallest detail is carefully thought out – be it elegant light switches, designer entrance doors, dark marble windowsills or high-quality plumbing and elegant tiling in the bathrooms. These are nuances, but they, in addition to professional construction and technical solutions and long-lasting finishing materials, make this project belong to the class of premium housing. Basic level of finishing offered in “Tekstiliana” is the same for which you have to pay extra in other projects. But in order to fully appreciate it, the potential buyers must come to visit us in person”, says Inga Ārgale.

It will be possible to visit “Tekstiliana” on June 13, when the project will have an open-door day. Walking through the project, you will be able to make sure of the high sound insulation, finishing level and other important advantages.

More about “Tekstiliana”

“Tekstiliana” is an A+ class energy efficiency project. Residents will be able to enjoy everyday comfort and take advantage of the opportunity to pay less for heating and electricity bills thanks to various smart home solutions – individually and remotely controlled smart air ventilation equipment with a recuperation system, as well as smart radiator heating control with the Danfoss system.

The first construction phase of “Tekstiliana” offers a 5-story building with a total of 64, 1 – 5-room apartments, with a wide range of layouts. First-floor apartments have terraces, and apartments from the 2nd to the 4th floor have balconies. Apartments on the 5th floor, with up to 60 m2 of roof gardens that open up the view over the cozy landscape of Torņakalna, are most interested in three- and four-room apartments on four floors of the building, on the first floor they are offered with a 13 m2 wide terrace in the courtyard, on the south side of the building.

The apartments have panoramic windows and well-thought-out layouts that provide the opportunity to functionally and ergonomically place furniture and interior elements. Also, special attention has been paid to the stairwells – they are designed and lockable. For the convenience of residents, a video intercom is installed for each apartment and elevators are available, as well as the possibility to purchase parking spaces and storage warehouses in the basement of the house. In the underground floor, it is possible to install a private vehicle charging point, as well as surface and underground bicycle storage facilities will be provided for the use of residents.

It is interesting that “Tekstiliana” is located in a place where the production equipment of the factory was once actively working. In the place where the cozy apartments are now built, before the 2nd World War – in 1887, there was a toy and doll factory “Fireke and Leitke”, which was once the only toy factory in the Baltics. Later, from 1944 to 1977, the textile factory of the Ministry of Light Industry of the Latvian SSR “Tekstiliana” was located here. And this is also the reason why the project is called “Tekstiliana”.
